I made a decision then to specialize as an Exclusive Buyers Agent (EBA) who never represents sellers. In February 1998, I obtained my broker license and opened my own company, Howe…to buy real estate, inc., a successful Exclusive Buyer Broker firm. In 2001 I registered the trade name Florida Buyer Brokerto Howe…to buy real estate, inc. I have continued my commitment to buyers only and never list sellers property.
Association of REALTORS® NAR recognizes buyer broker and buyer agent relationships with buyers. NAR offers the ABR designation, Accredited Buyer´s Representative. Although, most ABR’s are not exclusive buyers agents, many still list sellers properties for sale. The initials GRI in my name stand for Graduate of the REALTOR® Institute. Only 9% of all REALTORS® nationwide hold this special designation. The initials TRC stands for Transnational Referral Certification. TRC represents additional training and education required to make and receive referrals with the International Consortium of Real Estate Associations (ICREA). CIPS means Certified International Property Specialist, which requires extensive training courses to provide services to international buyers. As an exclusive buyer broker, I have experience working with Canadian, French, Russian and UK buyers, just to name a few countries including the USA. I am a 1031 Exchange Specialist and can help US and International buyers with 1031 Exchange purchases. The MCNE stands for Master Certified Negotiation Expert, this designation is held by the top 1% of all agents nationally. The SRES stands for Senior Real Estate Specialist. I am an exclusive buyer broker who has special training to help seniors who are retiring and relocating. The ACCRS stands for Accredited Cape Coral Residential Specialist. Cape Coral Florida is an intricate community when it comes to waterfront properties, boating access and an ever expanding utility infrastructure. Naples, Marco Island and other luxury home buyers benefit from my training thru the Institute of Luxury Home Marketing (ILHM). All my designations require significant commitment to higher levels of training, education and experience.

An exclusive buyer broker can legally negotiate for a lower price for the buyer and must take care of the buyers best interest.
